Installed a new 40-gallon gas-fired tank water heater in the existing mechanical alcove with all code-required upgrades, including new water and gas connections, shutoff valves, a corrugated flexible gas connector, and a flue connection to the existing vent. Installed a drain pan piped to the floor drain for leak containment, seismic strapping, and a thermal expansion tank pressurized to match the home's static water pressure. Verified the existing pressure-reducing valve and shutoff assembly in the wall cavity were intact with no visible leaks, and completed all required permitting and inspections.
Inspected the upstairs tub drain assembly from below and found the ABS drain and tailpiece connection at the tub outlet to be the source of the leak, with water staining and organic growth on the surrounding framing and subfloor from prolonged moisture exposure. Evaluated the drain connections and trap arm coupling for leakage and verified system water pressure at the nearby water heater using a pressure gauge (approximately 50 psi) to rule out excessive pressure as a contributing factor.
Responded to reported electrical hazard involving blistering wires for tankless water heater installation near light switch location. Upon inspection, found improper wiring methods with exposed conductors and inadequate connections at switch box on wooden wall framing. Corrected electrical rough-in by properly securing Romex cables to studs, installed code-compliant junction box, and made secure wire connections using appropriate connectors. Ensured all conductors were properly terminated and protected within electrical boxes to eliminate fire hazard and bring installation up to current electrical code standards.
