Completed routine maintenance on three Mitsubishi ductless mini-split indoor air handler units at a residential condominium property. Performed standard preventive maintenance procedures including cleaning and inspecting all three wall-mounted evaporator units, checking refrigerant levels, testing operational performance, and verifying proper airflow and temperature output. Additionally performed dryer vent cleaning service as requested add-on work. All mini-split systems found to be operating within normal parameters with no issues identified during inspection.
Responded to no cooling call on Lennox 16ACX-036-230 air conditioning unit less than 5 years old. Customer reported outdoor condenser fan and compressor would not start automatically when calling for cooling, though thermostat and indoor blower functioned normally. Customer confirmed that manually engaging the contactor caused both fan and compressor to operate, but contactor would not remain engaged when released. Upon arrival, observed outdoor unit with significant debris accumulation on condenser platform including leaves, dirt, and organic matter around compressor base. Performed diagnostic testing and confirmed contactor failure - contactor would not pull in and hold when 24V signal applied from thermostat. Measured electrical readings using clamp meter to verify proper voltage and amperage to unit. Determined faulty contactor was preventing automatic operation of compressor and condenser fan motor. Inspected and replaced air filtration media on both systems to ensure optimal airflow and indoor air quality. Verified proper thermostat operation and system cycling. All components found operating within manufacturer specifications with no deficiencies noted.
It was a big project. Replacing a water heater with a tankless. But Adam did a stellar job taking out the old one and installing the new. Even managed to use my use existing flume to vent exhaust, instead of drilling through the wall to vent. Very happy!
