Responded to cooling issue with indoor coil freeze-up on 12-year-old OXBOX (Trane brand) split system with 17-year-old indoor evaporator coil. Performed comprehensive cooling maintenance inspection including refrigerant pressure analysis, airflow diagnostics, and system cleanliness evaluation to identify root cause of inadequate cooling performance and recurring freeze-up condition. Assessed copper refrigerant line set showing moderate corrosion and aging, evaluated outdoor unit condition, and provided customer education on proper filter maintenance and its impact on airflow restrictions that contribute to coil icing.
Completed annual plumbing membership inspection including comprehensive system evaluation and water heater flush. Inspected all accessible plumbing fixtures, supply lines, and drainage systems throughout the property. Noted significant corrosion present on metal supply pipes at wall penetrations with deteriorated surface patina requiring future attention. It was a big project. Replacing a water heater with a tankless. But Adam did a stellar job taking out the old one and installing the new. Even managed to use my use existing flume to vent exhaust, instead of drilling through the wall to vent. Very happy!
