Responded to membership maintenance visit for an 18-year-old air conditioning unit experiencing coil freezing due to a malfunctioning thermostatic expansion valve (TXV) stuck in the open position, causing excessive refrigerant flow. Diagnosed the issue and provided estimate options for TXV replacement and system repair versus full system replacement given the age of the equipment. Property owner declined repair options at this time.
